The sub prime mortgage mess and foreclosure rates in Ohio have caused mortgage guidelines to change drastically. There are still a few ways to buy a home with a no money down mortgage loan in Columbus Ohio including: government loan programs such as down payment assistance grants, OHFA Ohio bond money and VA loans - no money down mortgage loans for veterans. Which one is best for you depends on your financial situation, employment history, credit status and how long you plan to be in the home.

No Money Down Payment Mortgage Gift Programs are going away

In July 2008, the Housing and Economic Recovery Act was passed. Among the key provisions of the bill, the program that has allowed sellers to provide down payment assistance to FHA buyers through a down payment assistance (DPA) program such as Nehemiah and AmeriDream will be eliminated as of October 1, 2008. In addition, the bill increases the down payment requirement for borrowers getting FHA loans from 3.0% to 3.5%. However, Ohio still has a no money down program for first time home buyers.

First time home buyer government programs

There are Ohio government programs that provide lower mortgage interest rates and down payment assistance to those who qualify. You must be a first time home buyer - or have not owned a home in the last 3 years. It is usually provided 2 times a year until the allotted money runs out. If you’re interested, I will notify you when it becomes available. This is FREE money from the government to buy your home, so of course there are strings attached - but it’s still an awesome deal since NO MONEY DOWN loans are very rare these days.

AUGUST 23, 2008 OHIO GRANT MONEY UPDATE

The Ohio Housing Finance Agency - OHFA offers grant money for down payment assistance called Ohio Bond Money, for first time home buyers in Ohio. This is the best way to buy a home with a no money down mortgage, in Ohio because OHFA will provide a 3% down payment assistant grant. FREE Ohio Bond Money is available for time home buyers and now veterans!! Limited funds are available, CALL TODAY to see if you qualify!

Assisted - 3% FREE GRANT money for down payment & 30 year fixed rate of 6.75%

Conventional No Down Payment Home Loans

For those with excellent credit Conventional loans offer a lot of flexibility and options for buying a home, but not as many choices for a no money down. Conventional loans may allow higher purchase price limits than FHA loans do. Conventional loans offer more flexible financing options for many condos that can not qualify for an FHA loan.

VA Home Loans for Military Veterans

If you’ve served in the military, you may qualify for a VA no down payment mortgage loan. VA loans offer great benefits including: no money down, low rates, easy qualification and NO MORTGAGE INSURANCE (PMI) to keep your monthly payment lower. The Veterans Benefits Act recently raised the VA loan limits allowing more Veterans and individuals on Active Duty to qualify for VA home Loans. You can now get a VA mortgage loan up to $359,650 with no money down, if you qualify!

Buying Real Estate Investment Property With No Money Down . . .

Because of the sub prime mortgage mess and increased foreclosure rates in Ohio, lenders are no longer offering no money down mortgage loans for investment property.
